Colorado Springs Real Estate Briefs Feb. 21, 2003

Tim Leigh has been on the airwaves and in print recently, urging the community to help his friend and colleague, Bob Telmosse. Hospitalized in Denver, Bob (former owner of KILO radio and of the infamous "shop-and-compare" Denver Warehouse), is a broker with Hoff & Leigh. Doctors discovered that he has light chain disease - a very rare disease of the bone marrow.The prognosis is not good.As Leigh said, "We don't know if it is terminal or just very painful and chronic. In either event, he is having a bad day."

Leigh is working to raise funds to offset some of Bob's mounting health care bills. Hoff & Leigh has set up a fund tohelp defray his medical expenses and cost of living.Because of his health problems, Bob and his partner, Carol Reinhart, have not been able to work regularly for months.

As Leigh points out, "Justlike you and me, they have bills to pay - and it is tough to do that from a hospital bed. I am asking that those in the commercial real estate industry that know Bob and appreciate his many years of support for nonprofit organizations, including the annual Christmas Giveaway, please help him now."

Coldwell Banker's Property Managers Sign New Contracts

According to Jay Carlson, Coldwell Banker Front Range recently signed agreements to manage the following: Chelton Centre, a 68,400- square-foot shopping center located at 1930-2070 South Academy Blvd.; the 33,000-square-foot Edison Business Center at 4620-4680 Edison Ave.; and the Barnes Shopping Center at 6130 Barnes Rd. totaling 12,000 square feet. He says that C-B's portfolio now consists of 19 properties, totaling more than 700,000 square feet in the Pikes Peak region.

Carlson's Retail Report Highlights

In leasing news, the Coldwell Banker Front Range team has been successful in closing a number of new leases since the New Year. Jay Carlson alone has represented the landlord in at least four transactions including: a ten-year lease with Comfort Dental for 2,720 square feet at 509 North Academy at Citadel Crossing; the 1,160- square-foot retail lease for LA Weightloss at 1729 Briargate Blvd.; a 4,588-square-foot lease to Pro Cycling at 1747 Briargate Blvd.; and a lease for a 5,070-square-foot location for Cash America in Bally Plaza on South Academy. In the latter transaction, Carlson teamed with Bob Nolette to represent the owner, and Marty Johnson of Trammel Crow represented the tenant.

Edward Jones has opened three new locations at 7836 North Academy Blvd. and 816 Rockrimmon Blvd. in Colorado Springs - and one retail location in Larkspur. Carlson represented the company in all three leases.

Coldwell Reps Finalize Retail, Office Deals

Bob Nolette of Coldwell Banker Front Range facilitated the lease of 1,530 square feet for new tenant Moon Massage Therapy in the Oaks Shopping Center at 753 Garden of the Gods Rd. Working with Bob Cope and Buddy Rutherford, he also represented the landlord at 4680 Edison Ave. on the lease of 2,267 square feet to Tri-State Enterprises (represented by Doug Malmgren of America 2000).

Coldwell Banker announces the expansion of Curves for Women in the same center at 757 Garden of the Gods Rd. Finally, Bob Nolette and Dan Cathcart represented the owner in the lease of 2,885 square feet of office space in the SMI Building at 5520 Tech Center Drive. And again, Doug Malmgren represented the tenant.

The Starving Students just leased a new 925-square-foot location at the Edison Business Center. Buddy Rutherford and Nolette represented the owner - and Rutherford also represented the tenant. The veteran broker also brought the tenant, Argus Systems, Inc., a security company, in a 930-square-foot lease at 1530 B North Academy Blvd. Doug Malmgren represented the landlord in the transaction.

Finally, Bob Cope represented the tenant, Jackson Hewitt on the lease of 2,054 square feet of office space in the Dublin Square Shopping Center at 6486 North Academy.

Mau/Phaneuf team to Locate Xaware

Kent Mau and Greg Phaneuf represented the tenant, Xaware, in a new office lease at 2060 Briargate Parkway in the former Quilogy space. The start-up technology company and software developer will operate in 4,939 square feet of space.

Thanks to Kevin Heineke, Hoagie Homes will also open a new location in the Peacore Building at 842 South Sierra Madre. The builder has agreed to take just over 6,500 square feet for its custom home building company. The owner was represented by Davidson Properties, Inc.

Fisher DeBerry's

Parcel on the Market

Bob Carlone, an independent commercial broker with deep roots in the Pikes Peak region, recently passed the following information on to the Colorado Springs Business Journal: "USAFA football coach Fisher DeBerry has been spending most of his waking hours recruiting potential cadets for what promises to be an exciting football season next year. His plans to have his son, Joe, build a sports emporium has now changed. This has left Coach DeBerry with an undeveloped 2.1- acre commercial tract of land off Garden of the Gods Rd., which he would like to sell or trade." According to Carlone, the coach would even entertain an exchange for a suitable residential property. Those interested may contact Bob directly at 633-4254.
