Just when the remaining retail parcels in southwest Colorado Springs appeared to have been leased or sold, broker Jecoah Byrnes of Coldwell Banker Commercial NRT contacted the CSBJ with news of a 32,000-square-foot shopping center that has broken ground near the southeast corner of Janitell Road and South Circle Drive.
"Existing and new residential growth in that area has driven a lot of interest in South Circle Drive and other nearby retail," he said. "Most of the space on the west side of I-25 has been leased, and for retailers who want to get in, this is the only place."
The 2.11-acre parcel is part of a larger development that includes a Kohl's department store, a McDonald's and a Shell gas station on the southeast corner of Janitell Road and South Circle Drive.
"We are looking at a one mid-size anchor and another junior anchor with additional inline retailers filling out the center," Byrnes said.
While no sales figures were disclosed by Kohl's officials, Byrnes did say that the parent company has elected to maintain its ownership of the Janitell site real estate -- typically a sign that a store is doing well.
The retail center was designed by MacDonald & Associates, a Colorado Springs architectural firm, and the general contractor is DOM Enterprises of Pueblo.
Rehab practice opens new office
David Richman M.D., owner of Rehab Associates of Colorado, has purchased an office condominium at 8540 Scarborough Drive from Research 1 LLC for $529,638. According to Ted Link, Cascade Commercial Group owner and managing broker, the transaction means that Research Professional Building 1 is 100 percent leased. Link represented the buyer and the seller in the transaction.
New commercial brokerage opens
John Egan and Patrick Kerscher have opened a commercial brokerage firm, Southwestern Commercial Properties, at 31 N. Tejon St. Both were with C.B. Richard Ellis prior to starting their own company.
Colorado Architecture Partnership earns top awards
Competing against 27 others homes, the Three Peaks residence, designed by Colorado Architecture Partnership LLP of Colorado Springs, built by McCrerey Fine Homes LLC and furnished by Broadstroke Design, not only won top honors but also won six of eight award categories in its division ($1.1 million to $1.8 million).
The awards were presented by the Summit County Builder's Association and by Parade of Homes sponsor, Luxe Magazine.
The other winning categories included best exterior design and elevation, best floor plan and building concept.
The award-winning BuiltGreen home is located in Silverthorne. An eco-luxury home, its features included reflection of the geology and biosphere that surrounds it. The architectural firm also incorporated sustainably-grown wood, minimal removal of surrounding vegetation, foamed in-place insulation, energy-star appliances and low-energy windows.
With a staff of 10, CAP is headed by Morey Bean and Mark Tremmel, both members of the American Institute of Architects and both Leadership in Energy and Environmental Design-accredited professionals.
MicroMetals moves facility
MicroMetals Inc., a Colorado Springs based metal fabrication company founded in 1972, has moved its operation, leasing 22,459 square feet of industrial space at 680 Garden of the Gods Road.
The landlord, Coronado Real Estate Investments LLC, and the tenant were represented by the NAI Highland Commercial Group team of Randy Dowis and Bob Garner.
